We've already seen some legislation propose this year restricting large entities from acquiring single family residences, and if I were a betting man, I assume that this trend will continue and it'll be harder and harder to acquire and make money off of single family residences. 1) Even using 100% does not get us an alarming number2) LTR are not that hard to fond...depending on desired locale.

I put ~10k into the fixes to make it FHA compliant (Fire extinguishers, fire/c02 alarms, removing drywall that blocked the doors from "main house" to other units).
