They wanted 30-35% down, a 10/25 schedule, floating rates (with the option to do a rate swap and get a fixed rate), and conservative DSCR underwritten on stabilized P&Ls.

You can of course swap rate for fee, and fee for rate.Note that smaller loan amounts are priced worse.

@Neal Salmen I have seen situations like this where partners of an LLC can go their separate ways if they do what’s called a “drop and swap”.

If you 1031 this, you will sort of definitely need to "swap 'till you drop.'
