I'm considering doing the same thing, I have two partners, one who will be "managing partner" doing property management/acquisition, while me and the other partner will be passive investors.We'd like our LLC to file taxes as a corporation since it will minimize taxes in the short run, and simplify things by not requiring K1s.

If your partner wants to reduce his split for the value of the education, then I see no problem with this.There is a simplified JV agreement located in the Fileplace (under the resource tab) of the site.Good Luck

Simplify it so that we newbies can get our deals closed whether or not our seller is next door or in the next state.The rules for newbie success when analyzing deals such as the different formulas for determining the max offer for properties under 40 or 50K and more details about what it takes to determine if a deal is a great deal.

That means I’ve put 10k in the deal for a SFR appraised at 100k. (10% down, again, simplified for the example, no closing costs, no rehab) That means I have 90k of my original 100k to repeat the same thing.
