The reality is I simply want to swing by there for 30 seconds to make sure there are no holes punched in the wall, the refrigerator door doesn't look like the kids have been swinging from it, etc.

As far as appliances go we only replaced one of the stoves, all of the other stoves and refrigerators were in good shape and actually work so we kept them, this is not typical, but we caught a break.

There's some weird Murphy's Law of RE that says some thing will break within a month of any closing--usually a refrigerator, which is technically CapEx, but you get my point.Interest Rate: 5% on a 30-yr loan is probably safe.

She said that in her rentals, she would use long screws or lag bolts to bolt the free-standing appliances (refrigerator, stove) into the cabinets or floor, and that this had helped keep the appliances from wandering off with the tenants.My only addition would be that if you do this, and if you have somebody else do the maintenance or cleaning between tenants - tell them about the bolts!

And for some reason it DOES seem like AC units, refrigerators etc all seem to go bad right at the time a tenant moves out.Anyhow, I feel for you.
