When just starting out in syndicating, if the syndicator does not have enough capital to buy into the deal (which I understand is necessary for newbies to promote investor confidence) can he/she simply roll all/part his acquisition fee into the deal at closing?

When you are calculating the pref payout to see if you've made it to X% of IRR to be able to make it to the promote tiers, how do you calculate that IRR?

My opinion is based on the fact that the CEO sounds like every other salesperson/guru trying to capitalize on hopeful real estate investors, whereas all BP promoters sound like real people just giving the best advice they can

I kind of wonder if BP is changing the market by promoting this house hacking idea.

Most of what I see is off-market promoted through private buyers list etc.
