I saved nearly $100k before my first investment (a pair of side by side duplexes @ 25% down) and it definitely started some life changing investment strategies and lifestyle designs for myself and wife.

So my 12 year old is already looking for his next property, my 9 year old now thinks he want to do the same but doesn't yet have the comprehension of the basics to move forward, and my 14 year old just bought another pair of shoes!  

Then you can sell it to a developer that will have the option to build a pair of homes or take it through the SP process to increase the density further.You will probably make the most if you partner with a builder and develop the land.

But this also should pair with you wanting to own the property for a long time.

I would love to be an extra pair of hands for someone so I could learn.

Pair that with beginning to acquire in 2012 through 2018 and you've got a pretty solid profile for balance sheet building.

Anything can be arbitraged -- a distressed house, a rehabbed house, a pair of socks, etc. 

I pair up cash partners with credit partners all the time.  

Properties  are  purchased  in  cash  by  a  group/pair   of  investors.
