Did a major employer shut down, are crime rates high, does the city have an improvement or development plan on the horizon, etc.

If they are talking about a bubble in DFW they're speculators and you should probably just pass on them or convince them to look at a longer horizon.

I'll admit the differences are vast: liquidity, level of operational control, volatility in price, time needed to execute/ manage, knowledge/skills/abilities to execute successfully, barriers to entry, risk, potential return, time horizon, investment methods, reinvestment risk.

Good to have horizons expanded.

When I was in the Air Force, a phrase we would hear often is, "two is one, and one is none", meaning you should always have a contingency/back-up, whether its planning, equipment, etc. because given a long enough time horizon things will at some point go sideways.
