Has anyone reached out to the Military regarding their difficult tenant, non payment of rent and property damages. 

That is going to push the 'danger zone' of hurricane damage further inland and leave beachfront even more vulnerable.  

The last rehab I did, I budgeted 14k (and I've been doing this for a while), but some unexpected things came up, causing our cost to fly past 20 (I'll calculate the damages next April, it's making money now). 

It's pretty much water and damage resistant.

I tried to have him trespassed to no avail....When I went to check out the basement to make sure there was no damage there were 4 Loco cans everywhere.

Its really plumbing and electrical repairs, damaged flooring , maintenance stuff.

Breaking even means that you will eventually lose money when either a tenant damages your property or something stops working and needs replacing or a tenant stops paying their rent and you are forced to evict.

Hello All-I closed on a property  in April and after the recent rain in DC I discovered the floor buckling as well as warped drywall and other damage.

I would guess that they have a paragraph clearing them of not finding a tank and limiting the damages to the cost of the sweep (Like a home inspection).
