I'm having to make some assumptions because there is missing info in your post, but it sounds like the flex space doesn't have a separate door to the exterior.

Would it be beneficial to have a pre rehab appraisal to borrow the money for the rehab and then a post rehab appraisal to get the maximum amount of capital for the next property?
