Batt insulation is only as good as your air sealing and old houses - at lease they way they were built here in the east - are notoriously hard to air seal {and you probably do not want to completely seal them as they were not designed to be that tight} While batt insulation is still extremely common here, the problem is once you have air movement your RSi/R value drops dramatically.

So, if your area of interest looks to have potential, consider joining the catalytic landlord movement.

We are seeing a lot of movement from Bozeman (which locales affectionately call Bozangeles) to Helena due to the increasing prices, traffic, and influx of Bozeman buyers. 

We use Nest Cams at our house and they send us notifications via text or email if it detects any movement.  

Hah @Ben Leybovich  my point was - as a multifamily investor we continually have movement in properties.  

By analyzing metrics you can predict to a degree market movements within sectors.
