It is amusing to me that greed is looked at as a wonderful thing when times are tough, and a bastard child when it fails.......

I got greedy and didn't want to pay $300 to evict plus storage costs and thought I could get some money and let them leave on their own.

It motivates THEM to make the deal with you because some of them are greedy and want BOTH commissions.

A few ways:- Buy right (with built-in equity)- Leverage right (low LTVs when you borrow or lend)- Cash flow right (positive cash flow with room to weather vacancies)- Plan right (have multiple exit strategies should Plan A not succeed)- Be willing to lose money short-term or hold properties long-term (if you're flipping, you may need to sell quickly for a loss before the market gets worse, or hold long-term until the market improves)- Don't be greedy if you're a rehabber (don't forgo a decent, quick profit in hopes of a greater profit from waiting for better offers)

While Im not at all greedy he didn't/doesn't understand that my overhead (Home buyer seminars, inspections, lead generation, flyers and renter guarantees that i make with the buyers) add up to sometimes my after dust settles my fees only being 500-1k.

Get sloppy and greedy and you will end up in prison.Best of luck!

It's actually a very common strategy employed by successful stock traders.  

I won't be renewing mine when it expires and I think it's pretty greedy that they are raising the price on something that has so little value.That's my $0.02.
