Never too late to the party as long as the festivities are still going on. yeah I am happy to see you like my conceptsEssentially my formula is pretty simplepaints should be neutrals but tastefully unwhite.take a look at HGTV or your favorite tv drama and observe the paint on the walls.what color are theysubliminally when we watch shows about affluent people we connect their decor to successas far as fixtures are concerned endeavor to get the best put pay the least.look for flea markets odd lot storeshome depot clearance or open box returns ebay, amazon always have deals on plumbing fixtures.lighting is another area where you can seperate yourself from the packsame idea here flea markets odd lots etc.even pawn shops and swap meetsthe idea here is to get more bang for your buck when people walk into a rental in a B, or C neighborhoodthey do not expect much when you provide them with more you increase your amount of interested tenantstherefore giving you more people to assess and hopefully choosing the best of the bunch,flooring is another area but much harder to save moneybut my thoughts on flooring are put down wood or really good laminateso you dont have to clean carpetsand the floors make the place look more upscale.if you can swing a stack washer dryer and stick it in a hall closetall the better,sure they lose some closet space but gaining a washer dryer is worth it and you cant miss what you never know was there. thats all I really have right now,it boils down to one rule " offer more without paying more".

I try to add something special to the tiles, like in the duplex I'll be redoing this spring, both kitchens will get a decorative tile accent over the sink since there is no window.
