These are paved roads but the elevation gets up there rather quickly.

How important would you say air conditioning is for a cabin in the smokey mountains if it is at a high elevation point (3700') and does not have a prior system installed? 

There are 15 acres, and the back end of the land is at the crest of a mountain upon which I would later like to build a large cabin with 360 degree mountain views (about 4000 ft elevation). 

If long term interest hold in the 6% range or touch into the mid 5%'s it is very likely that due to the extremely low inventory in many regions and the seemingly growing demand for residential income properties, market intensity could remain elevated for the next 1-2 quarters.

If the property is grandfathered in for ADA compliance or other requirements (elevators, handicap ramps, etc..).  

Additionally, sometimes after a flood if the property is significantly damaged you may have to raise the elevation of the property.
