I don't know your market, but regardless, the numbers presented are way too tight for my tastes and likely too tight to find a developer willing to put that much money into the deal and only get half of $150k profit.

I can tell you as a NMLS licensed mortgage banker ( which I am ) . that if your caught giving a kick back you will lose your license and lively hood.I have been in the business for 42 years hundreds of millions in closed transactions and I have never been offered or received a kick back nor would I offer.Nice dinner ... bottle of wine  GREAT service yes .. but little kick backs that just screams of EAst coast every one wants a taste mentality.. it just does not happen with those that have good business ethics that all the folks I deal with have.

That movie and the book, The Creature from Jekyll Island (a book about the conception of the fed) had me feeling a bit too cynical for my taste - I'd rather remain an optimist and hire cynics down the road to research this stuff for me :) It is interesting stuff.

Well, my good tastes and what I could afford(dumb luck) caused me to take cash out of that property and buy more, and later take cash out of those and buy more...Since that first one, I have educated myself on many strategies and for me, the only one that I have found to consistently provide cash flow and a growing nest egg of wealth is buying 4 little green houses, then trade them for a red hotel, along the way watching as people who are generally referred to as tenants pay the mortgage(s) off.
