OHH I guess I answered my own question they don't do it.. they pretend, get in debt, and sell to a investor.. that turns the property around and raises the rents...The big boys know how...

You may have to pretend like you are agreeable to being extorted to get in, then document everything you're concerned about...ac, fireplace, etc.

He promised to retract it from the final offer documents...had us auto click initial all pages using DocuSign...... and boom, we he literally sued us as apparently he took that draft version to print as a buyers agreement....even pretended to be our best friends congratulating us on our purchase with other agent who we got our place after first day looking around and putting in an offer.

First: DO NOT BUY WITHOUT AN INSPECTION (Unless you are a seasoned inspector, construction person etc.)SECOND: DO NOT BUY WITHOUT A FINANCING CONTINGENCY (you can't close if you don't get financed, so don't pretend you can)If you need to offer without inspection... bring your inspector to the showing, and inform the broker you are doing an inspection on the property in preparation for an offer.
