Because at that income level those people aren't necessarily racking up the frequent flyer miles and dropping money on plane tickets all the time. 

When you bought this distant property you signed up for, at some point, having to buy a last minute plane ticket, drop whatever's going on in your life, and get to the property.  

I am not planing to be greedy and obligate tenant to pay if she is not in the home.Is just that I want to be free from her and not pay her moving cost and attorney fees, which I think is not fair.

Yes,  I know I can buy notes elsewhere, but IF I have to foreclose, it seems to me that if the property is no more than a 3 hour car trip vs. a $600 plane ticket plus hotel, plus, plus that I have the home front advantage here.
