I may be misunderstanding, but if you're saying that your tenants are staying 3-4 years before moving due to bad neighbors, then it would be low on my list of things to worry about.

I apologize for tech translation/misunderstanding - there are 25 different regional institutions, all commercial assets, ranging from AZ / FL / MD / NE / NV / GA / MI / ND / IN / WY / UT / SD / WV / CA  but the majority are in GA and FL   going through private REMICs

Maybe I'm misunderstanding what could be illegal about ending my relationship with my current PM company and self-managing and hiring a "contractor" (my Realtor) to help find/place tenants and write up the leases.3) How it works with this PM company is when they find a tenant and I approve, and we get them signed on a lease, they pocket 100% of my first month's rent as a "finders fee" for placing the tenant.
