Learn how to underwrite deals by practicing.

Bad tenant situations happen but like tires you can prepare and you can learn to manage property such that they happen less often and with less impact on you.

It's really great for learning the fundamentals even if you aren't investing out-of-state, and of course extra relevant if you are. 

My first fear for you is that you don't really know much based on your questions and you might need longer to learn it than just trying to get and fund this deal. 22 units, with only 2 multis as experience, makes it harder to find stranger money, but more probably to find friend or family money if that makes sense.

Doubt this is the final version as the "smart" people in the city understand Detroit is coming back and needs to keep welcoming investment instead of putting up roadbloacks:)As many STR landlords have learned in other cities and in oversatuarated areas, it's always good to have a backup plan!
