How much money will go into their pocket at the end of each month after they've paid all expense (Principal, interest, taxes, insurance, cap ex, vacancy, repairs, etc..)Usually when someone invests for cash flow they just look at the loan pay down and appreciation of the property as icing on the cake.

That is why I prefer a line-item approach.Your model should show you the cost of tenant turnover: commission + vacancy + repairs + utilities + maintenance (lawn/ice).
