The "threat"  is that big companies like zillow/redfin/google will come up with some AI to replace us, real estate is hyper local though and there are many reasons why it will be a tough and slow transition, if it was to transition.

Interest rates of course too, and policy changes, but all three of these are always threats - like any investment, there’s no guarantee, you can’t perfectly predict the future, but this is why conservative underwriting is so important!!!!

If it had been lower than that, rates skyrocket quickly.So, even though my property is classified as high risk on the 100 year flood plain category of AE - the actual threat of flooding and impact on rent or future sales is negligible.
