I've read this info all countless times and it's always a struggle to grasp.I personally have my rentals with a partnership LLC - I think the LLC return and K1 is a win for the reason of it keeps all the rental stuff together, and makes for cleaner personal tax filings with a "summary" in the K1.

Countless times I have used my CPA background and forensic accounting experience to my advantage to see numbers differently than probably other apartment operators.With getting the property under contract, sure, there was negotiation, I came up on price and the seller came down and the agreed upon price was still in my strike price.When I was looking at this deal, I knew this asset had upside potential.

If the author had help, no doubt there were probably countless arguments over the design of the algorithm "hey you've got this all wrong where you count the number of "adult bookstores" per capita as a positive, cities with lots of them are dumps!"
