Hi Dan-I would recommend the collaboration of Strategies and principles by ancient Taoist/Zen masters in 'The Way of Leadership' read by Thomas Cleary- it's an amazing audiobook on the "Timeless Strategies for Success from Zen and Taoist Masters."

I would suggest you try to view the listing agent as someone you can work with collaboratively to get your buyer to a deal.
