New tenants expect skuffs on the walls to be addressed and for the apartment to be generally clean.

You need to start cleaning out the rental and prep it for your new tenant so there’s no extra time. 

If it's a neutral color and you can get away with just getting it cleaned that's what I would do.

I must say they were very prompt to schedule and arrived on time, cleaned up after themselves and charged a decent rate compared to some. 

The neighborhood is class C leaning more towards  B, but the property itself is B leaning towards A.

I am familiar with the areas and know that they're not bad at all, and the photos show clean, nicely renovated places (new appliances, granite countertops, etc. - the typical good-looking family home).

Seems like it's easy to clean and hard to destruct.

Dry cleaning chemicals and tires are very bad environmental hazards so a study needs to be done to see what were the former uses of the property.

A oil leak can result in a cost of several hundred thousand to clean up contaminated soils. 

My goal is to clean up the property and make it nicer.
