You can make changes on a lease amendment. 

That's not a good place to be as an agent.As to the make the offer yourself......LOL, if it's on the MLS the contract must be the one adopted by the Board of Realtors, it can be as an amendment to another contract but you're adding more work on the listing agent.

Often when reports are current month, an "amended" report will be sent near or after end of current month if a particularly late payment comes in, or a vendor payment invoice comes in late and needs to be paid prior to the next month's batch.

If there are no restrictions in the condo documents, you'd be wise to do some further due diligence and make sure there haven't been any recent amendments that prohibit STRs, but at least that first sweep of the condo docs will show you if they've already been prohibited.Ditto if a single-family home is in any kind of subdivision. 

At that point you'll amend the lease listing you as the new owner, instructions on where to send the rent payment and your contact information.

If they live up to their contract you may be willing to delete or amend them.
