@Carlos RodriguesWe don't check the immigration status of our tenants, and most likely some of them have been undocumented.

My examples above are for SoCal, which is an even more expensive market than yours, but inexpensive, skilled, largely immigrant labor is still abundant for those that know how to find it.

In the 1990s there was a woman in our town who immigrated from Eastern Europe was determined to stay in the U.S., so she married an American.

The sad part is the Agent was the Owner and attested one laundry room converted to an un-permitted 'unit', containing 1bed/1ba, no kitchen and a known illegal immigrant in residence, cash rents under the table.   

Let us know what happens with this deal.Pay special attention to the area demographic.If a majority of the tenants are a certain demographic you might have to reposition the property.For instance in Georgia many Hispanics are leaving because of new immigration laws and checks etc.Let us know how the deal plays out.
