Personally, I just use Property Shark.  

There is also a key slot and I have lockboxes in obscure places -- just in case.

It's been a year and a half since this thread and Barbara Corcoran, the founder of the 5 Billion dollar real estate company The Corcoran Group and real estate mogul from Shark Tank, just came out and listed my area, in fact the exact town I have been working in for a little under 3 years now, as the TOP area for real estate value in America.

For now, just realize the note waters are full of sharks, look to their agenda rather than what might be preached or "taught" as there are no note gurus truly teaching but rather devising a business plan and that plan isn't really for you or the "students".

Maybe you have a rich buddy, or maybe you can find a loan shark, I mean, hard money lender, that will set you up with a 20% APR loan with a balloon due in 2 years (because you're going to 'season' the property and refinance right?).

It's like microscopic razors that slice the bugs up and force them to dry out and die.

I would subscribe to Occams Razor and say there is probably a pretty simple solution (Which I believe people posted about).  

If you ever watch him on Shark Tank, you will notice Cuban never invests in any business he doesn't understand - even though it may diversify his holdings.

Work for someone successful and ask them to mentor you.I think too many kids watch Shark Tank and think they will be the 15 year old CEO of a company.

The trick is to only gamble when you're the house ... and not the poor sucker on the slot machine.
