Using software like Propstream or DealAutomator are more expensive than D4D but you can generate a targeted list anyplace in the country and get out a lot more mailers, emails, and no-ring voice mails. 

They were working fine but we had issues integrating them with our property management software, requiring us to manually enter billing. 

Excel and free software are great if you don't plan to grow very quickly or if you don't mind all of the manual data entry.

We are also looking at some property management software.
