@Larry K.After reading through East Orange zoning (from a non lawyer perspective) there doesn't seem like there is anything other then lot size and parking preventing one from converting a SFH to a MFH, in an R-3 or Medium Density Residential area.

I heard landlord/tenant attorney Larry Patish speak recently and his two cents is that the hourly workers are intentionally causing delays in order to have a high number of pending cases so the state continues to extend the funding for their jobs.

@Gregory Hunt IF ANY financing was used to buy the property (including conventional, non-qm, hard money, your uncle Larry who recorded a note) you will have to wait 12 months, instead of 6, to get CASH OUT on a conventional loan.
