I think a book is a good read if I can pull just one gem of an idea from a book.I thought a good thread would be for people to tell us their "gems" that they gathered from their favorite books.

By the way, I heard about both of these gems in the podcasts which I listen to whenever I go for a run.

Am I going to have to suck it up and buy a property that operates at break even or a loss until I can raise rents or can I find cash flow gems?  

Hopefully others will continue to share their gems for all to use.

I have lived here my whole life and I have some built-in assumptions about certain areas but then I drive them and find that there are some real gems.  

I brought up my concern about the market suddenly catching wind of this hidden gem and buying up the remainder of the lots or the seller raising his prices.

The house has great bones, new sheetrock, new HVAC and Water heaters (2 of everything), the wiring and plumbing have been updated in the last 3 years, and within the last decade new windows.Repairs wouldn't be major to polish this gem, minor modifications.
