Very generous and in my market 14 day inspections are having a hard time being accepted and 30 days inspections are just a waste of time.The minute your contract is accepted you need to be on the phone with your contractors scheduling walkthroughs asap. 14 days is more than enough time to get anything done due diligence wise on a flip or a small SFH rental, in my opinion.

My ultimate goals:- To have enough money for retirement to live a comfortable but not extravagant life (new car every 10 years, modest house of about 1000 sq ft, small vacation every year, maybe a slightly larger one every 5-10 years)- To use rental properties as a means for recurring revenue which I will manage myself until I get older at which point I would like to go with a good PM company- To be adequately protected insurance wise- To ensure that my money is working FOR me and I'm not working FOR it- And ultimately to leave the world a little better place

Typically when you're young you can't afford an expensive policy so it's wise to at least get term insurance, but when you get term insurance I've learned that it's best to make sure it's convertible to a life insurance policy with a cash value component.

with the way the government is going bankrupt, rest assured, the property taxes will be going up % wise in the future.I can't do 10% for taxes/insurance in my state. too many crooked politicians & villages not living within their means.
