open houses are going to be very important to listing agents is my prediction.. no longer the bane of the top producing agents work week and sloughed off to beginner agents.

38k for shower fixtures, this HAS to be a misprint , thats insane, We did this for about 10k,  I agree Bob, I’ve tore smaller bathrooms 5x8 down to studs and did rebuilt it for 6k in a week.

As mentioned above, the builder is just going to complete any necessary corrective work as part of their pre-close punchlist.Here is an exact quote from one of my builders (49-unit townhome project) from a couple of weeks ago on the topic of third-party inspections:"•We will solve items that fall under the category of our Fit and Finish Warranty or any life-safety issues •Cosmetic or "recommended" items from the inspector may not be considered and are subject to Builder review and discretion."

That's a nice ROI for 3 weeks worth of work.

(This is already a bit ironic, because my full-time job, 50+ hours and 5-6 days a week is shopping for rates and products, so I am pretty good at it). 

Our agent sends out pocket listing emails on a weekly basis with great investment properties our clients are looking to sell.

I assume a common area, front porch etc, i.e no a private area like back yard .... then I dont see that as an issue  Tenant is asking also to see a video or photo of what the camera seesI'm assuming it wouldn't be a landlord issue?

As you know, material, labor, and supplies for roofing can change a lot within a matter of weeks / months.
