I know there are many factors to this but how long would you estimate the pressure treated lumber typically does last in the ground like that?

Steel will have to battle, staplers, lawn mowers and plastic tubs, to get on a ship and get unloaded and distributed.This is a solid location from both a Customer and a competition standpoint, so we can take on the additional costs. 

In some respects this almost seems cleaner as I could certainly come with a solution that allows the family to unload the property and assuming they are tired of trying to address his personal effects offer to get rid of those as well.

Waiting for a lumber correction to start 4, I have trusses and some building material that was priced from MarchIn all 3 1500 sq ft duplexes completed and leased in 7 months.     

Here are a couple of ways I've seen owners of property management companies significantly grow their businesses: get in with say a fund manager who manages a fund that purchases large numbers of SFH in an area (or one that is looking to purchase and needs a management company to work with), put together a syndication to purchase a significant number of units and have your company be one who will manage the property(ies), purchase management contracts from other management companies in the area (lets be honest most management companies are not awesome and there may be a company in your area that is ready to throw in the towel or unload some properties that they can't handle anymore).

At the same time if you get in touch of any of them you need to follow up from time to time.. they will think about you when the time comes for them to unload..Multi family in Greater Toronto Area is just as scarce for A-B class that is 20 plus units..There is a package of 4 buildings that just popped up for $43 million but its C-D class areas.. you never see stuff like that in Toronto.

@Manuel Moreno JrAre you looking to Unload the entire portfolio or one at a time? 

I definitely agree with the above posters - try to unload the hot tub via craigslist and get it out of there.
