The lease spells that landlord insurance does not cover renters personal stuff, so a renters insurance should be taken.

My process is clearly spelled out in writing and initialed or signed by the renter to ensure they can't come back and claim ignorance.Once their application is approved, I offer them the rental.

You typically can't keep six months of rent as a penalty and put another tenant in the rental at the same time.Even if you have that kind of penalty spelled out in your lease, that doesn't mean it would stand up in court or that it would be fair. 

It should be spelled out specifically “taxes through xx date - $$$”.

     Everything just needs to be spelled out in the Escrow Agreement, which is signed by both parties. 

If your lease says he's responsible, it should spell out the penalty for failing to comply.

(Of course you could have just read the post that spelled that out, but I know, reading hard....) 

In ours we spell out who does what, expectations, etc... and then we have monthly meetings for accountability, accounting and updates.
