Here it is: http://militaryfinance.umuc.edu/calculators/InvestmentProperty.htmlI went and looked aty my first property today, and even though I have officially got the ball rolling, I don't think it will work out.The house is listed for $124K, and needs new carpet throughout, a lot of scrubbing, and new paint inside and on the front porch roof.

If the property has been a rental before you can certainly ask to see the tax statements, income statements, rental rolls (for multiple unit properties) etc.
