Another option on the table that will cut down the turnover cost of rehabbing is that my wife and I could move into the vacated unit and rent ours out, which by the end of the month we will have finished repainting ourselves, as well as getting vinyl plank flooring professionally installed.

My main concern is that I had a water remediation address the immediate flooding and a general contractor to start repairs on the drywall, insulation, trim/baseboards, and minimal repainting because my tenant elected to stay in the unit throughout the whole process.

You could have a seperate document that they give it back to you at such time they move.You should be able to scrape and touch up ant cracked or peeling paint without a complete repaint of areas.

I wouldn't consider renting, then you have to repaint, clean or replace flooring, might have damaged appliances, etc.....

This week I am repainting, fixing plumbing, hunting for 60 year old spanish roof tiles.I did get a bid for total new HVAC which I have the knowledge to handle but not the muscle as it involves heavy equipment maybe a crane.There's a holiday in the week coming which gives the opportunity to get some exercise and get this done.

This is for MF properties in the 75-120 unit range.Sounds very low to me...I'd say if you need to repaint and redo carpeting you're at least $800 in when doing it through a property manager.
