It's mostly premade and you add-up your own points such as "refrigerator - ice cube holder trays to be returned in the same condition as they were originally, tenant expected to pay for carpet cleaning costs, security deposit paid amounts and date, number of keys provided to tenants, rent payment deadline etc"

Hi BPers,I saw an accountant state that [b] rental property maintenance expenses for plumbing repairs and painting may have to capitalized and depreciated over x years instead of a straight expense[/b] in the year it is done.I know that putting in carpet should be depreciated.So, if you buy a new stove, dishwasher, refrigerator, heater, a/c then these should be depreciated too ?

I go into the house and I kid you not, its completely trashed and looked like a foreclosed home, holes in the walls, carpets stained all over, dog waste on the carpets, blotches of paint on the walls, missing shelves from the walls, missing nest ac unit that was supposed to come with the house, dog waste all over the backyard, refrigerator filthy, unswepped floor, mold on the washer.None of this was there when we did our original viewing of the home, as well as the inspection.
