The only way to really fix it is to redo the hardwood floors but refinishing all of the floors would be in excess of their deposit.  

Tomorrow's fourth of July project.Mid August we'll have the hardwood floors refinished. 

And your tile refinisher will give you a specific list of "safe to use" cleaners for the area.  

Pro tip - always refinish a tub when you can.

We looked into refinishing and found a wide price range to do them so a little research pays off as we found out. 

All new baths, kitchen, refinish original hardwoods, every surface had wallpaper on it, garage slab needed to be removed and repoured, carpet, inside paint, all new doors, windows...

Each apartment is in reasonably good shape, besides some cosmetics (paint jobs, refinish the floors, etc).

When MDF has gotten wet...which I try to avoid.....I’ve had success sanding the swell down and refinishing.

However, we have a few tubs that need to be either refinished or replaced. 

Just wrote a check for over $1000 to buff and recoat 1550 sq. ft. of lovely antique heart of pine flooring that a tenant confined too much.I have a Dalmatian and she weighs in at 60 pounds and she lives on refinished wood floors.
