Why bother to call wrong departments --unless you are working on short sale or a pre-foreclosure --in this case --yes paying attorney is worth it to start conversation --or negotiation fo a short sale-- as soon as the short sale price is approved-- then have your attorney tactfully mention that --how about we buying NOTE at that price and save all paper works and head aches-- that time lender's attornet will say yes Then you have a chocie to foreclose on house or work out loan modification and let the people stat in the house -- Now you are a banker not landlord and have no title.

The one main theme I have seen over the years and in my current role as a funder of these assets in the wholesale condition before they are bought by out of state folks.. is that OOS folks really need to concentrate on the better properties in a given area.. where I see heart ache is when they try to buy super low value homes IE the cheapest homes on the market in a given MSA.. not realizing that the tenant is also the hardest to manage.. just moving up 20k on the purchase will put them in a much better position to have a decent tenant and in an area that is not so tough to own in.

**This is extra helpful if you find an agent or TRUSTWORTHY wholesaler that you've developed a solid relationship with and have your expectations set.7- Unless you are an experienced contractor, try and do a "lip stick" property meaning that you want to go for a property that may have minimal rehab, that way you don't have to deal with EVERY head ache at once.
