You may think striking a deal with these guys is a one-way ticket to swimming with cement shoes and alligator infested swamps.

Or at least smaller communities within striking distance of a larger metro area. 

Most management companies (I used 8 in the last 7 years) will be hands off and if disaster strikes due to their negligence, they will charge you 3-5 times more than what it would normally cost.  

If he knows his market will support 5.6GRM and he runs into a seller at 7.7 they likely won't strike a deal until the seller realizes they're asking too much.

Then they strike off the property to the city asset manager or whichever taxing entity wanted the property.

I think house hacking does need to strike a balance between financial milestones without causing too detrimental of a life style.
