@David Krulac that's what I love about your neck of the woods... out here title can go back years but many of the lot and block descriptions were created only 20 to 50 years ago then its back to the farmer... then Spanish land grants etc

I know you hate taxes, but build them into your price, this is not passive.Work off the prelim as to lot numbers and legal descriptions for you purchase agreement, saying legal to follow upon plat approval.You take title to the lots.
