People post their data so you can see what other folks are getting, what NAISC code to use, and so forth. 

You'll find tons of good info here, I recommend checking out a local meetup or two as they're super helpful to brush shoulders with other folks that have either done what you're doing or are asking the same type of questions. 

It needs to be on MLS.But +1 to what folks above said - don't just find 'a realtor'.  

I've seen a lot of posts about folks not being able to secure financing on their property.

Single-family can also be a good place to start because there will be more options but you lose the extra rental income. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

And built by real estate investors for real estate investors so you get the bookkeeping categories you need with no extra baggage you're paying for but not using.

This will give you an edge over other new entrants because you'll start to learn things just through having convos with folks
