The big thing I'm looking for is anything on their background check: drugs, disorderly conduct, etc, that is a red flag that this student is going to be a problem.  

A good lender will explain to you that without a rate lock you should expect the numbers to change, in this climate drastically.

Now that that's out of the way...There are tons of economic micro-climates and each city will have a different investment 'temperature' so it would be sensible to narrow it down.
