John, If i was on Facebook i would be able to see it but i am not. it sounds to me like you need dumpsters' ( plural) 30 yards at about $600 a piece, if you have to clean out a whole house, at least 3-4 dumpsters plus your time and your helps time.

It depends what the math says keep in mind that on air bnb you will have significantly higher management costs and you will have cleaning costs that would not be present in a traditional rental.

An under market tenant may not be your biggest problem.I'd recommend easing into landlording and getting your systems in place rather than cleaning house and risking Holiday Season (and winter temperature) vacancies.

You could even do a partial rehab -- or just park a dumpster and clean the garbage out of it -- before handing it off to a local flipper.
