There are also over 7 new build communities in the Laveen area.I have an out-of-state investor client currently looking to purchase a new build in Laveen due to all of the economic activity!

This community is unbelievable!

The property was finally sold to a developer who built a 3-story structure housing 6 condos that sold for half a million each.Getting variances is quite time consuming in our area and I attended quite a few community board meetings which one has to attend before going to a zoning board meeting.

ONE many investors simply would never qualify for a loan from a Commercial / community bank and the full loan doc process..

Is there any silver lining to this proposal or it would it truly in fact be a large blow to the real estate community?

Of course as nature of things the community of investors in my area that are investing in the US is small and no united network of investors exists.Couple of days back a large conference of investors took place and I mingled with everybody and handed out business cards and managed to assemble 20+- investors to open a REIA.

I was trying to avoid my bank only because the Appraisals come in very short otherwise looking for lenders in that community Since there appraisals have come in higher than i expected on a Different property i refinanced in 2022.
