I love real estate as an investment (not part of my firm) and I focus on duplex investing to augment projected retirement cash flow.I have scanned the website and like what I see, but I am confused about one rule that seems to be used a lot, and that is the 2% rule.

I don't know if Zillow is the one that does this but some of those sites have"pay to play" slots where it's not actually the listing agent but another agent thrown in the contact section.

I love real estate because so many people and banks will loan money on real estate.

It lets me look at my returns based on my down payments since I am a leverage lover ;)

@Jay HinrichsThere's a couple of different answers to your question about the 10 loan max.Based on strictly looking at the number, and assuming I want to continue to add more than 10 properties:1a - I just use partners that have the credit I need...and the open loan slots available.1b - I also can sell off a % of my ownership.  

Now I work as a general manager for an air ambulance company.I love real estate investing.

I love RE so that won't change for me although the idea of renting and not having to deal with homeownership is alluring at times.Like @Elizabeth Colegrove  my rental property is in an A area.  

BTW I'm also a cat lover with 3 cats.

Because there is a slot for earnest money amount on my P&S agreement.
