I'm going into my 7th year and I have only had 2 evictions at this point - but with both of them my maintenance team checks on the unit every 2.5 weeks until the tenant has completely moved out so that we are keeping an eye on the property and making repairs as needed for a QUICK turn over for new tenant (goal is a less than a 24 hour turn over period)!

As a seller, I'd prefer having due diligence money that I can credit back to buyer at closing but it's mine if they release, as I've dealt with too many buyers nit-picking over $10 inspection items like the oven range safety thing or use the inspection period to back out if a better deal hits the market or try to negotiate a lower price even if no big issues found, and I think due diligence money solves those problems.

I cannot seem to find any information on if there is a waiting period, am I tied to the purchase price as the home value even if there are significant improvements to the house that raise the market value of the house?
