Looking for a quality GC in Pierce County WA.

There is a similar comp for sale listed at $790K, not remodeled but on a 0.6acre lot w/I 5mi of the property.Can anyone suggest an appraiser in the Pierce/so king county area that is generous with their valuations?  

LLC's can be pierced, so if your dad has substantial assets he may incur less liability when acting merely as a lender rather than a partner in the LLC. 

Piercing the veil is very difficult in this country.

I generally go by the 1% rule as a first test, and almost nothing meets that criteria in Thurston, Mason, Lewis, and Pierce counties.

I would imagine a good lawyer could easily pierce the llc if the mortgage is in the owners name, making the whole reason of quit claiming into an llc pointless.

I've read that LLCs are easy to 'pierce' and are not as protective as we think.
