Do they pay on time, pets, lots of calls, what the place looked like the last couple of inspections.Quarterly seems very frequent and most tenants are going to push back....... unless there are real issues or concerns, I would do it that frequent.The typical move in/move out form work fine... you a can add in some more details like checking the water heater and HVAC, applicances more thoroughly etc
