I will say-- with this tenant, I'd document like crazy, times/dates/ pictures/ actions, expenses, be on the offensive  and be ready, just in case.

I just think that people are attracted to Alaska for the natural beauty and they don't visit AK seeking city or nightlife (I could be wrong), especially when (no offense to Anchorage) there are better destinations for that in the Lower 48.
