You either have to do things by the book OR avoid doing things that get you charged with violating this offenses in the first place.What I mean by this is simple.

Ezra -No offense, but this seems like a very basic tactical question for someone about to manage a private $40MM portfolio.

@Peter Kim no offense my friend but your questions show you to be the posterchild of who should NOT be managing their own property.  

Don't take offense to our points of view, they are what they are, I happen to base mine on experience.  

You implied he could have fabricated his report, which some people may find offensive.

I will say-- with this tenant, I'd document like crazy, times/dates/ pictures/ actions, expenses, be on the offensive  and be ready, just in case.    

In the past I got offers that were even offensive in which I would be selling at a lost.  

@Gabe Gordon The fee is all part of their overhead in dealing with the front line of managing properties so you don't have to.

I just think that people are attracted to Alaska for the natural beauty and they don't visit AK seeking city or nightlife (I could be wrong), especially when (no offense to Anchorage) there are better destinations for that in the Lower 48.
