The  traditional forward 1031 path of "sell your house and buy another in 180 days" just would not be anything less than completely nerve wrecking. 

I'd take some time to examine client reviews and speak with a few of them to find what works best for you.

There are a million sources for lists and mailing and texting, but examining what your back end looks like will help you not waste money and leads.
